High-end property prices in Sofia fall by 5% -report

Prices in the high-end Sofia neighbourhoods Ivan Vazov and Lozenets have fallen by five per cent over the past six months, according to the data from one of Bulgaria's biggest real estate listings websites, imoti.net.

In May, prices in those neighbourhoods were about 2050 euro a sq m, but have since fallen to 1960 euro a sq m, website stroitelstvo.bg reported.

In Ivan Vazov, flats sold in the range of 1391 to 2588 euro a sq m. Three-room flats were being offered with considerably wider margins, ranging from 1121 to 3000 euro a sq m.

In Lozenets, over 500 two- and three bedroom flats were currently on the market. The cheapest two-bedroom flat was on offer for 82 000 euro or 1206 euro a sq m. The average price for a three-room flat in Lozenets, however, was on average 10 euro more expensive than the smaller flats, ranging from 90 000 euro or 1059 euro a sq metre to 350 000 or 3500 euro a sq m.

In Zona B-5, one of the concrete jungles in Sofia, prices for two-room flats ranged from 969 to 2083 euro a sq m, but in the neighbouring Zona B-18, prices were up 15 per cent.

In another Sofia borough, Banishora, which is close to the Sofia central train station, there was also a mild reduction in the prices for flats, with three-room flats on offer ranging from 739 euro to 1929 euro a sq m, an average fall of three to five per cent.
